§ Buyers & Advisors

Land due diligence, before contracts are signed.

An independent on-site walk-around of the plot, trees and boundaries — for incoming buyers, estate agents, relocation firms, lawyers and buyer's agents across Galicia.

Why this matters before purchase

Most valuation reports and building surveys don't assess the land. But in Galicia, vegetation, firebreak compliance, dangerous trees, encroached boundaries and wildfire risk drive the real cost of ownership. We catch it before it becomes the buyer's problem.

What the report covers

On-site walk-around

Full inspection of the plot with the buyer or their representative, usually within 48–72 hours of request.

Risk assessment

Fuel load, distance to structures, dangerous trees, boundary encroachment and Lei 3/2007 firebreak compliance.

Photo report

Mapped document with geotagged photos and prioritised findings, ready to share with the lawyer or agent.

Cost estimate

Indicative first-year remediation and ongoing maintenance costs, so the buyer can adjust their offer.

Who we work with

  • Estate agents who want deals to close with confidence
  • Relocation firms advising international clients
  • Lawyers needing an independent technical opinion
  • Buyer's agents and rural property advisors
  • Direct buyers without a local team

After the purchase completes

If your client buys, we can take on the land from day one — with one of our annual Bronze, Silver or Gold care packages, or a bespoke plan.
